Innovation overview and development

Terrix Spray Plaster and Paint System represents a breakthrough in internal plastering and finishing, combining cutting-edge polymer-silicate technology with unparalleled durability, efficiency, and sustainability. The system includes our PLSXS Spray Plaster and TERIX IPSTP Paint, designed for seamless application and long-term performance.

F&T Terrix are suppliers of mineral based sustainable construction products with a focus on building materials that support net zero carbon housing and low carbon retrofit. Spray plastering and painting is more cost-effective due to reduced labour and faster application times. The decreased need for skilled labour further lowers costs. This method’s efficiency is particularly advantageous in large-scale projects and commercial applications.

Terrix® Internal polymer-silicate spray plaster and paint systems deliver real value when applied together. The system is designed to significantly reduce the application time and efficiency on site. This is a high spec product, delivering sustainable green solutions for new builds and restoration properties leaving interiors protected and visually stunning for the long term.

The system comprises of:
TERRIX® PL-SX-S plaster coat
TERRIX® IP-ST-P dispersion-silicate premium paint
The system is designed to significantly reduce the application time and efficiency on site whilst reducing life cycle maintenance. The high durability of the products supported by their extensive benefits, offers the property far less maintenance issues.

Terrix® Pl-SX-S is a ready-to-use plaster coat for machine application of interior walls and ceilings. Spray plastering involves applying a pre-mixed plaster solution using a spraying machine. This method is significantly faster than traditional plastering, as it covers large areas quickly and requires fewer coats. The machine’s operation also reduces the physical strain on workers, making it more ergonomic. There is no mixing on site and no water required, less labour and logistics.

Its white colour and smooth surface allow for a reduction in the number of coats necessary to obtain a full decorative effect, easy application and reduced snagging. Suitable for use on all mineral surfaces (such as concrete, cement, limestone, lime and gypsum plasters and plaster boards). Due to its chemical formulation, the product dries even when higher relative humidity levels occur.

Terrix®IP-ST-P paint is based on innovative Swiss technology combining a silicate and dispersive binding agents. Due to its vapour permeable characteristic, it does not change the retentive properties of a substrate (walls naturally receive and give off moisture). In “wet rooms” (such as kitchens, bathrooms, laundry rooms, basements) the excess of moisture in the air may be easily reduced. The paint is especially recommended for rooms with very high levels of humidity. Another important property of the paint is its resistance to microbial contamination (e.g. black mould). Its very high Ph level offers natural and far better protection than other systems. Due to its mineral characteristics and lack of surface electrostatics, Terrix®IP-ST-P paint is more resistant to dirt than most other products on the market.

Mitigating and reducing the risk of mould and ensuring good ventilation, our standard IP-ST-P paint is completely mould-resistant and ensures no matter what the room type is, living rooms, bathrooms, basements and even timber surfaces they will stay mould free.

We are extremely pleased to be reducing the risk of life and also aesmatic ailments commonly caused by mould.
Application of Terrix Natural Paint, reduces the spread of fire around the home and access areas, through its application as a non-combustible and smokeless material. Confirming to the new building safety act for common areas and means of escape the current classification is B-s3,d2. Our system is Class A. No other manufacture is offering a joint system to solve the new specification.

Delivering zero delamination resulting in low life cycle management, Terrix Polymer silicate products will never delaminate as they adhere to a substrate by a chemical reaction, plaster will not crack and paint will not blister and has a high resistance to dirt and scrubbing, drastically reducing the post snagging and maintenance issues. Terrix paint is highly scrubbable, flash proof, small areas can we patched without the need to repaint whole walls, easy snagging and damages are easily repairable.

Terrix®IP-ST-P will never delaminate as it is adhered to a substrate by a chemical reaction is resistant to “wet washing” and scrubbing.

How the innovation was developed, including effective collaboration, knowledge transfer and partnership along the project team
This innovation emerged from a rigorous collaboration between engineers, chemists, and construction experts within our project team. Through extensive research and field testing, we addressed long-standing industry challenges, developing a system that combines ease of application with exceptional durability.

We are supplying Terrix to an increased amount of residential developments, NHS Healthcare, registered providers (Housing associations) and listed Grade 1 listed projects like the Manchester Townhall (largest GRADE 1 restoration in Europe).

Terrix’s most significant innovation was the introduction of polymer silicates to the market. Thanks to this, the commercial and residential markets gained access to solutions, previously only available to the historical sector. The unique properties of polymer-silicate have allowed us to develop repair and maintenance methods that are many times simpler and far more cost effective than competing systems.

PCC the manufacture developed IP-ST-P with one goal in mind: to address the root causes of black mold rather than simply masking its effects. Here’s why it works:

F&T Terrix have simplified the installation and application process so that it is safe for contractors’ health. When applying Terrix PL-SX-S, water consumption is reduced by 95% vs traditional skim coats. Power consumption can be reduced by as much as 50%.

Supporting many sites in the UK from large high-rise buildings, to housing developments and retrofits. The renovation market is governed by different laws than those we know in the case of commercial investments. Repairs and renovations of listed buildings are carried out under supervision and taking into account that it has to last for decades rather than years. PCC decided to use its experience in the renovation of historic buildings and monuments and tailor this for the commercial market. This system has significantly aided the delivery process. on projects with fit out projects being delivered 20-37 weeks early. All benefitting from reduced labour intensive work, less operatives are required on site, reduced by 86%, less than 1% wastage, no water required less 95%. Reduced energy 74% , lower volume of vehicles travelling to site 47 %. Increased life cycle management for end users with less risk of mould and damp issues – No post visits required.

The application of Terrix products and systems requires fewer employees, which translates directly to increased workplace safety. So, the work that has to be performed by 12 people using traditional methods is performed by only 4 using Terrix spray systems.

The dual application of Terrix Polymer spray plaster and paint system on the New Victoria project for VINICI Construction in Manchester. Is an fantastic example of the increased productivity this system provided.

The £130m residential Development ‘New Victoria’ comprises of 520 apartments across two towers of 20 and 25 storeys, with a scheduled completion date in 2024.

The VINCI team chose to use the Terrix plaster and paint system over other highly respected popular brands due to the quality of finish, speed of application and simplicity of using the products, this decision demonstrates the forward thinking, progressive and lean thinking of the VINCI and client team working on the development.

We collaborated early with the project team to outline the benefits the dual system can bring to the overall efficiency of the site. This site is a high-profile project, nominated for the construction awards 2023 it is situated on a prominent site in Manchester city centre and has significantly increased Terrix’s profile in the market.

Working in collaboration with the onsite Plaster team JCS and Smiths Painters we have provided on site training and technical support, attend meetings when required and have a dedicated project manager for the site to deal with any technical questions that may arise and to ensure the smooth distribution of the products. The efficiency and superior finish is evident as this project nears its final fit out stages. The clients and investors have been thrilled with the end results and the onsite project team cannot praise the systems and application techniques enough, as the video highlights.

How does the innovation provide a more environmentally friendly approach for the industry
This could include demonstrating a resource efficient solution, reduction in energy demand, reduction in embodied or whole life carbon approach.

Morgan homes Ltd have recently commissioned Terrix Spray Plaster to be applied to all their new energy efficient houses, on their recent development, Parc Bryngroes. This development consist of 110 energy – efficient homes in Swansea Valley. Terrix Plaster will contribute to the life cycle of all homes benefiting from, high productivity and reduced labour on build with one coat application, ready to use and minimal snagging, the chemical bonding results in extended life span with no risk of cracking.

We are seeing a growing demand in our products being specified on energy efficient housing and sustainable build programmes and developments. Spray plaster used independently or in conjunction with Terrix spray paint supports Net – Zero and Energy efficient housing.

F&T Terrix have recently partnered with Vector Homes and on their first prototype home at Salford’s world-leading research facility Energy House 2.0 which supports innovations towards a greener, smarter and more efficient future in Greater Manchester. It is the largest research facility of its type, with two environmental chambers that can test housing stock, building materials and green tech under controlled conditions. Inside these chambers, Energy House 2.0 can recreate a variety of weather conditions including wind, rain, snow and solar radiation and the potential to change the temperature from between -20 degrees to 40 degrees. The facility will play a key role in accelerating the process towards low carbon and net zero housing design.

Built within a chamber at Energy House 2.0, this prototype home will allow researchers to expose the house and technology within it to different environmental conditions, assessing the effectiveness and sustainability of the build. This prototype house is designed and engineered to redefine sustainable living and features F&T Terrix Paint, Plaster, EWI Render, and Brickslips our materials were chosen over all other popular, plasters, paints and renders

For note Barrett, Bellway homes have constructed a house each. For us, they are simply just standard houses with smart tech. Vector design affordable, energy-efficient homes that feature Terrix low-embodied carbon materials, breathable mould-resistant plaster and render. Its homes are designed for rapid production and assembly. Vector is looking to mass-manufacture homes in a range of shapes and sizes which are sold as flatpacks to be built by a small team of people.

How does the innovation provide an improvement in social value
This could be through the creation of local supply chain, apprentices, responsibly sourced materials. We take pride in offering training in modern spray plastering methods for a sector with no current apprenticeship and a skills shortage spanning over two decades. As a business, we are committed to working closely with local councils and educational facilities to support the next generation of construction workers.

Salford City Council recently launched a new spray plastering programme under Build Salford and F&T Terrix supplied all offsite training, tools and materials to all applicants.

An introductory open day was held for all residents interested and after this successful open day, nine participants eager to pursue careers in plastering enrolled onto the programme comprising practical learning combined with hands-on experience on a live site. Participants gained certified skills, new tools, and invaluable real-work exposure.
Supported by local employers Complete Wall Solutions (CWS), Domis, Fawkes & Reece the programme addressed the construction industry’s skills gap. As part of the two-week programme, participants spent five days in training at our training centre in Rochdale here we provided participants with an insight into Terrix materials and modern application methods. Our trainer John guided the group through all aspects of spray plastering and each applicant had the opportunity to gain essential practical experience to give them an insight into the skills needed to start in this industry.

On completion of training off site they then spent five days on site, working closely with experts from CWS, Domis, and other key partners. The programme has already resulted in the creation of eight job opportunities, including five plastering trainee positions and three labourer roles, with further opportunities for traineeships anticipated over the next six months.

Following this we have recently hosted the Women’s DIY Taster Day for Salfod Council in Spray Plaster at our training facility in Rochdale. The construction industry has historically been male-dominated, and it’s essential we encourage and train women to enter fields that have traditionally been seen as male-dominated.

We offer taster days and work shops in all our materials and methods of application. We welcome anyone, regardless of gender, who is passionate about driving change in the industry and is eager to upskill or gain valuable hands-on experience, helping create essential pathways to employment and supporting the broader industry.

We have a strong emphasis on training and all applicators are trained to become official spray applicators of Terrix products. Our bespoke training facility in Rochdale delivers full day training course in the correct spray application of the systems and attendees work towards becoming approved applicators, we share our applicator list offering potential new revenue streams where projects are applying Terrix.

We work towards an ethos of local labour and training locally. For all sites we can offer on and off site training for their team by our qualified trainers. We have also partnered with local spray distributors and Graco personal to deliver on site master classes in spray techniques and machine maintenance to improve life cycle of machinery and efficient use of materials on site to increase productivity and reduce waste.

We are working alongside local schools and colleges in the greater Manchester area delivering new skills and up skilling programmes, ideal for graduates wanting to work in the construction industry. Giving students a unique opportunity to gain practical hands on training, using modern methods of application.

On top of the training we provide full technical support on the products throughout the build process. We offer up-skilling or new skills programs free of charge and companies receive a user accreditation certificate for both company and individual.

How does this innovation influence future specifications to improve sustainability
Our company ethos is to eradicate the use of poor-quality paint that appears drab with evidence of cracking, peeling, dampness and loss of colour on major sites and banish the occurrence of mould. The low maintenance and reduced snagging this system delivers are superior to anything on the market, this is a win for the client, the subcontractor, and the end user.

The new building safety act remonstrates the requirement for CAT A flame retardant paints, and plaster, and these two are CAT A, naturally delivering that standard.

Working in collaboration with applicators this system provides a fast and efficient application with superior qualities against costly competitor products. The excellent post maintenance review we have recently received from Vinci Build, New Victoria residential high rise in Manchster, following the use of the system 2 years ago is testament to the excellent quality and sustainability of the system

• Less Energy Consumption on build phase. Reduced project times due to the speed of application. Up to 500m2 /man/day and in some even 700s/m.

• Life Cycle Management- Chemical bonding means no flaking or cracking.
